About Badger Window Cleaners

Badger Window Cleaners has been serving Milwaukee and the surrounding Southeast Wisconsin area since 1975 — over 50 years of continuous operation. What started as a trade passed down from grandfather to father Robert Wamser became the foundation of what Keith Wamser has built into one of Milwaukee's most trusted window cleaning companies. Today, Keith's son Jake works alongside him, making Badger a fourth-generation family operation.

No. Badger Window Cleaners South is a fully independent, family-owned and operated business. Keith Wamser owns and operates the company personally. There is no corporate parent, no franchise system, and no absentee owner. When you call Badger, you're talking to the family. When we show up, it's us — not a subcontractor or a crew you've never met.

Yes. Keith Wamser and his son Jake handle the work personally. This is not a company that sends out rotating crews of unfamiliar faces. Keith has been cleaning windows in Milwaukee and Waukesha for over 50 years. You know who's showing up, you know their name, and you know their standard. That's intentional — and it's one of the reasons our customers stay with us for decades.

We serve Milwaukee, Waukesha, Brookfield, Menomonee Falls, Pewaukee, Oconomowoc, Mequon, New Berlin, Franklin, Greenfield, and the surrounding Southeast Wisconsin communities. If you're unsure whether we cover your area, give us a call at (414) 708-2396 — we're happy to let you know.

Residential Window Cleaning

Our standard residential window cleaning includes interior and exterior glass cleaning, screen cleaning, and wiping down window sills and tracks. We don't just clean the glass and leave — we treat your home the way we'd treat our own. Every window is done by hand with professional-grade solutions and tools that leave glass streak-free and clear.

Yes. We offer interior-only, exterior-only, or full interior and exterior cleaning depending on your needs and budget. Most homeowners opt for a full cleaning at least once or twice a year, with exterior-only touch-ups in between. We'll help you figure out what makes the most sense for your home.

Yes. Screens and tracks are included in our standard service. Dirty tracks and damaged screens are one of the most overlooked parts of window maintenance — they affect how your windows look, operate, and seal. We clean them thoroughly as part of every job.

It depends on the size of the home and the number of windows. A typical single-family home in the Milwaukee area takes between 2 and 4 hours. Larger homes or properties with many windows, skylights, or hard-to-reach panes may take longer. We'll give you a realistic time estimate when we quote the job.

For most Milwaukee-area homes, we recommend a full professional cleaning twice a year — once in the spring after winter salt, road spray, and grime have built up, and once in the fall before the cold season sets in. If you have a lot of trees, live near a busy road, or have young kids and pets, you may want a third cleaning mid-summer. For commercial properties, monthly or quarterly cleaning is common depending on the business type.

For exterior-only cleaning, you do not need to be home as long as we have access to the property. For interior cleaning, someone does need to be present. We work around your schedule — just let us know what works best for you.

Rain itself doesn't dirty windows the way most people think — it's the dirt and minerals in the air that stick to the glass when water evaporates. A fresh rainwater rinse on clean windows generally doesn't leave them looking dirty. That said, if you feel your windows look bad shortly after a cleaning due to weather, give us a call. We stand behind our work.

Yes. We have the equipment and experience to safely clean second-story windows, high windows, and difficult-to-access panes. After 50 years in this business, there aren't many window configurations we haven't encountered.

Yes. Skylight cleaning is a service we offer. Skylights are often the most neglected glass in a home — and they make an enormous difference in natural light when they're clean. Let us know you have skylights when you call for a quote so we can factor them in.

Commercial Window Cleaning

Yes. Badger Window Cleaners South provides professional commercial window cleaning for storefronts, office buildings, restaurants, retail locations, multi-unit properties, and other commercial spaces throughout Milwaukee, Waukesha, and Southeast Wisconsin. Clean windows make a direct impression on customers and clients — and we treat commercial jobs with the same personal attention we bring to residential work.

It depends on the type of business and its location. Storefronts and restaurants in high-traffic areas typically benefit from monthly cleaning. Office buildings and professional spaces often schedule quarterly service. We can help you assess what frequency makes sense for your property and budget.

Yes. We understand that commercial clients often need cleaning done outside of peak business hours. We're flexible on scheduling and will work with you to minimize disruption to your operations.

Yes. Post-construction window cleaning is one of our specialties. Construction leaves behind adhesive labels, paint overspray, concrete splatter, silicone residue, and other debris that standard cleaning can't handle. We use professional-grade tools and techniques to safely remove construction materials without scratching or damaging the glass. If you're a contractor or developer in the Milwaukee area finishing a project, call us before your final walkthrough.

Pricing

Window cleaning prices vary based on the number of windows, the size of the home or building, accessibility, and whether you want interior, exterior, or both. For a typical Milwaukee-area home, professional window cleaning generally ranges from $150 to $400 depending on these factors. We offer free estimates so you know exactly what to expect before we show up — no surprises, no hidden fees. Call us at (414) 708-2396 for a quote.

We quote by the job, not per window. After 50 years in this business, we can assess a property quickly and give you a fair, all-in price. We don't nickel-and-dime — screens, tracks, and sills are included.

No. Straightforward pricing is one of the things we're known for. The price we quote is the price you pay. If we encounter something unexpected on the job that would change the cost — we stop and tell you before proceeding. No surprises.

Wisconsin-Specific Questions

The two best times are late April/early May and September/October. Spring cleaning removes the winter accumulation of road salt, sand, calcium deposits, and grime that builds up on glass during Wisconsin's harsh winters — this is the most important cleaning of the year for most Milwaukee homeowners. Fall cleaning sets you up going into winter with clean glass that shows up better in low winter light. If you only clean once a year, spring is the priority.

Wisconsin winters are hard on windows. Road salt and sand get kicked up and coat exterior glass with a mineral film that dulls the glass significantly. Ice and snow melt accelerate oxidation on frames and seals. Cold temperatures cause contraction in frames that can loosen seals and let moisture in. Regular professional cleaning — especially in spring — removes this buildup before it causes long-term damage to glass and frames.

Yes. Milwaukee's water is moderately hard, which means it contains dissolved calcium and magnesium minerals. When tap water or sprinkler water dries on glass, it leaves behind these mineral deposits as white, cloudy spots. Over time, untreated mineral deposits etch into glass and become very difficult to remove. Professional cleaning with the right solutions removes these deposits before they cause permanent damage. If you have irrigation systems that hit your windows, this is especially important to address regularly.

We do offer limited winter cleaning services depending on temperatures. Window cleaning in sub-freezing conditions presents challenges — cleaning solutions can freeze on contact with glass, and wet surfaces become safety hazards. We generally recommend scheduling cleanings in the late fall before hard freezes set in, and resuming in spring. Call us to discuss your specific situation and we'll be honest about what we can safely do.

Yes. We have professional-grade tools and solutions for removing hard water mineral deposits, paint overspray, adhesive residue, and construction debris. These are not standard cleaning jobs and may be quoted separately depending on the severity. Always address these issues as soon as possible — the longer mineral deposits or paint sit on glass, the more likely they are to permanently etch the surface.

The Wamser Family & Badger's Legacy

Yes — and we mean that literally. Keith Wamser's grandfather started cleaning windows in Wisconsin. His father Robert built it into a trade worth passing down. Keith has operated Badger Window Cleaners South for over 50 years. His son Jake now works alongside him in Milwaukee, carrying the fourth generation of the family into the business. And Keith's daughter has taken the family standard westward with Peak Clarity Window Cleaners in Douglas County, Colorado. This isn't a marketing line. It's just who we are.

Peak Clarity Window Cleaners is a window cleaning company in Douglas County, Colorado, founded by Keith Wamser's daughter. It's the fourth-generation extension of the Badger Window Cleaners legacy — the same family values and standard of work, now serving the Denver metro and Front Range area of Colorado. Clarity runs in the family, wherever the family goes.

The original Badger Window Cleaners logo was hand-drawn — and it's been the face of this company for over 50 years. Keith never changed it because it didn't need changing. In a world of constant rebranding and corporate redesigns, we think there's something powerful about a logo that outlasts trends. It's a small symbol of the bigger point: when something is done right, you don't mess with it.
